When the title deed is expected later

A future title deed may be normal in some developments, but the buyer still needs evidence about ownership, permits, encumbrances, completion and contractual safeguards.

The phrase “the title deed will follow” does not answer the material questions.

An investigation should establish the registered land owner, development rights, mortgages or encumbrances, approved plans, completion status, division process and the remedies available if the deed is delayed.

The recommendation should state the remaining unknowns and conditions, not rely on verbal assurance.
